How Do Current Interest Rates Affect My Buying Power?

By Noah Goedker

Interest rates have a bigger effect on your monthly payment than most people expect. A small change in the rate can add or subtract hundreds of dollars from your payment every month. That changes what you can afford.

What a Rate Change Actually Costs You

On a $600,000 loan, a one percent difference in interest rate changes your monthly payment by about $350. That is $4,200 a year. Over the life of a 30-year loan, that one percent difference adds up to more than $120,000 in extra interest.

Here is what that means for buying power. At 6 percent interest, a buyer who can afford a $3,600 monthly payment can borrow about $600,000. At 7 percent, that same buyer can borrow only about $540,000 for the same monthly payment. That is a $60,000 difference in buying power from just one percentage point.

When rates go up, your dollar buys less house. When rates go down, you can afford more. That is the simple math.

But Here Is What Most People Miss

Trying to time interest rates is a losing game. No one consistently predicts where rates are going. The people who waited for rates to drop in 2022 watched them go up instead. The people who bought in 2021 at 3 percent got lucky with timing, but they also bought at peak prices.

The real calculation is not rate versus no rate. It is: can you afford the monthly payment on the property you want at today's rates? If yes, buy the property. You can always refinance if rates drop later. If you wait for rates to improve, you risk prices going up, inventory shrinking, and the same property costing more than the rate savings would have given you.

How Lake Home Buyers Are Different

In the Brainerd Lakes Area, a higher percentage of buyers pay cash or put down significant equity from a previous home sale. That makes them less sensitive to rate changes than first-time buyers in the metro area. If you are putting 30 or 40 percent down, the interest rate matters less because you are financing less.

That said, rates still affect everyone. Even cash buyers are affected because higher rates cool the overall market, which can reduce competition and create better opportunities. I have seen buyers benefit from less competition even when rates are higher.

My Advice

Focus on the monthly payment you can handle, not the interest rate headline. Get pre-approved so you know exactly what your payment would look like at today's rates. If the property is right and the payment works for your budget, go for it. You can always refinance if rates improve. You cannot go back and buy the property that sold while you were waiting.
